From what we’re seeing on the ground, Dubai’s prime villas aren’t just holding value, they’re setting new records.

At LCRE, we’ve been closely watching Dubai’s villa market, and July 2025 confirmed what our team has been saying all year: demand for prime properties continues to outpace supply, and buyers are willing to pay for quality, location and long-term growth potential.

Prices and Market Performance

The latest ValuStrat Price Index shows villa values at 296.9 points, a 1.8% increase from June and a 27.9% rise compared to July 2024.

The strongest annual growth was recorded in:

• Jumeirah Islands (+40.5%)
• Palm Jumeirah (+40%)
• The Meadows (+26.5%)

The overall Dubai residential index reached 224.1 points, up 1.5% month-on-month and 23% year-on-year, showing that growth is spread across the wider market.

 

Sales Trends

Off-plan sales dominated activity, making up 78.2% of all transactions in July, a clear sign of investor confidence in future supply. Ready home sales also improved compared to last month and the same time last year.

The luxury segment remained strong, with 26 transactions above AED 30 million, including 7 ultra-prime sales over AED 50 million in Palm Jumeirah and DIFC. Leading developers by sales included Emaar, Damac, and Sobha.

Prices and Returns

The average villa price now stands at AED 13.18 million (AED 2,795 per sq ft), which is 185% above pre-pandemic levels. Villas continue to deliver strong rental yields and steady resale returns, keeping them attractive to both investors and end-users.

Areas to Watch

Jumeirah Islands, Palm Jumeirah, and The Meadows led price growth in July, while Jumeirah Village Circle showed strong activity in the ready sales segment.

Outlook

From our perspective, the fundamentals of the market remain strong. Limited prime supply, sustained off-plan demand, and consistent rental performance are likely to keep the villa market on a positive track for the rest of the year.
