For the first time in a while, Dubai’s office rental market is showing signs of calm and balance.
At LCRE, we’ve been closely following the latest data, and the new report from Savills (Q2 2025) confirmed what we’ve been feeling on the ground. Office demand is still strong especially from companies looking for big spaces but rental prices in many parts of the city are finally starting to stabilise.
Out of 23 key office locations in Dubai, 11 didn’t see any rent increases this quarter. That’s a major shift from last year, where rents were increasing almost everywhere.
Who’s still renting? and they’re thinking long-term
One trend we’ve noticed is that more companies are now asking for larger office spaces, not small ones. Businesses coming into Dubai or those expanding are now looking at areas of 10,000 to 20,000 square feet. These are serious players planning for the future, setting up regional offices, and building proper teams here.
Smaller office requirements are still there, but not as much as before. Everyone’s thinking a bit bigger now and that says a lot about the confidence companies still have in Dubai.
Areas like DIFC and Downtown Dubai are still really popular and busy. But many companies are holding off on signing new leases for now. They know there will be more buildings opening later this year, so they’re taking their time, watching the market, and planning carefully instead of rushing in.
We’ve seen some of our own clients look at newer, upcoming areas where they can get better value for money without compromising on quality or connectivity.
What’s new in the market?
Another interesting shift we’re seeing is residential developers entering the commercial sector. They’re offering office spaces for sale, not just for rent. These are called strata offices, and they give businesses the option to actually own their space, which wasn’t common before.
